Certified Property Manager

CERTIFIED PROPERTY MANAGER (CPM) is the designation awarded by IREM to outstanding professionals in the real estate management field. It is considered to be the industry's premier real estate management credential; research shows that investors and owners prefer the CPM designation to any other real estate credential.

CPM members have the competitive edge in every area of real estate management from residential to commercial to industrial.

Here’s what you need to do to become a CPM Candidate:
  • Complete and mail the CPM Candidate Application
  • Either hold a real estate license or validate that you are not required to have one
  • Be confirmed by the local chapter
  • Complete the educational requirements
  • Be a CPM Candidate for at least one year
  • Submit a CPM application with the application fee, which is $200 in 2005
  • Submit three Confidential Letters of Recommendation
  • Have a real estate license or proof that one is not required for your position
  • Attend two chapter meetings or events within the immediately preceding 12 months prior to CPM approval
  • Be interviewed and recommended for approval by the chapter
  • Be current with annual national dues, which are $470 in 2005
  • Be current with annual chapter dues, which vary by chapter
  • Attend and pass the exam for Ethics for the Real Estate Manager (ETH800)
CPM Certification Exam

Pass the CPM Certification Exam, which covers these competency areas: financial operations and asset management, human resource management, legal and risk management, maintenance and operations, marketing and leasing.

Education Options

To earn the CPM designation, you can take one of four tracts, as described below.
Option 1: Required Courses
You must take the following eight required courses in the order listed:
  1. Marketing and Leasing: Retail Properties (MKL404), or Marketing and Leasing: Multifamily Properties (MKL405) or Marketing and Leasing: Office Buildings (MKL406)
  2. Human Resource Essentials for Real Estate Managers (HRS402)
  3. Property Maintenance and Risk Management (MNT402)
  4. Investment Real Estate: Financial Tools (FIN402)
  5. Investment Real Estate Financing and Valuation Part One (ASM603)
  6. Investment Real Estate Financing and Valuation Part Two (ASM604)
  7. Investment Real Estate Financing and Valuation Part Three (ASM605)
  8. Property Management Plans: The IREM Model (BDM602)
Note: The courses listed in 1 through 3 can be taken in any combination and/or out of sequence if necessary or if scheduling is not convenient.

Option 2: College Education
Have an undergraduate or graduate degree in real estate or property management (e.g., major, minor, or other concentration) and complete Property Management Plans: The IREM Model (BDM602).

Option 3: Other Designations
Hold any one of the following designations and complete Property Management Plans:
  • The IREM Model (BDM602)
  • CCIM through the CCIM Institute
  • CSM through International Council of Shopping Centers (ICSC)
  • PCAM through Community Associations Institute (CAI)
  • RPA through Building Owners and Managers Institute (BOMI)
Option 4: Experience
Have three years (36 months) of real estate management experience meeting the established minimum portfolios and performing a minimum number of functions on those portfolios as outlined by IREM.
